Property-Condition Assessments
Evaluate the physical condition of existing real estate assets, including reviewing code, ADA/FHAA, and deferred-maintenance issues and prepare a comprehensive capital-reserve analysis for costs within the anticipated holding period.
Construction Monitoring
Attend project meetings, conduct onsite observations to establish conformance and quality, and review of project schedule, contractor's requisitions, potential and approved change orders, and material-testing reports.
Pre-Construction Reviews
Review of proposed projects to assess the adequacy of development/construction documents and budgets. as well as their compliance with applicable codes, ordinances, and our client's expectations.
Asset Dispositions
Establish the state of existing construction for the lender or buyer, identify the hard-cost value of work in place; the quality of work and its conformance with specifications; and outstanding payments due contractors and suppliers, and/or determine the estimated cost to complete the project.
Owner’s Representative Services
Conduct needs analyses, coordinate design disciplines, review construction documents, provide value-engineering recommendations, perform full-time construction administration.
